For Modesto, Riverbank, Oakdale, and nearby communities, that does not mean the market has stopped or that every home will lose value. It means buyers remain highly sensitive to monthly payments, while sellers need accurate pricing, strong presentation, and realistic expectations.
National forecasts provide useful context, but they cannot determine what one local property will sell for or whether one buyer should purchase it. Local inventory, recent sales, property condition, price range, financing, competition, and personal timing still matter more.

People are still moving in Modesto, Riverbank, and Oakdale because life changes do not wait for perfect mortgage rates, perfect home prices, or perfect market conditions.
Families still need more space. Empty nesters still want less maintenance. Jobs, relationships, caregiving needs, retirement plans, health concerns, and financial circumstances continue to change.
Affordability remains a real concern. Freddie Mac reported that the average 30-year fixed mortgage rate was 6.55% on July 16, 2026. Higher payments should be taken seriously, but the better question is not simply whether the market is ideal. It is whether your current home still fits your life and whether a responsible financial path exists to the next one.
